- Can you recoup your investment in the remodeling when you’re ready to sell? Different projects can offer more potential than others. Kitchen, bath and basements can all play a major part in attracting new buyers.
 - What is your budget? Set aside a budget for your remodel before you talk with designers, architects and contractors. Keep in mind that you may go beyond your budget as work sets in with extra items. But knowing a total dollar amount up front will help everyone stay on target.
 - What is your time-frame to remain in your home? Are you planning on moving to a new home in the next few years? If so, concentrate on remodels that will add the most to your potential selling value. The longer you wish to remain in your home, the more personal your remodel may become.
 - What items mean the most? Maybe you’ve had your heart set on a new stainless steel refrigerator, and that tops your list of “biggest wants”. Let your contractor know what’s important, and what you’re willing to negotiate for a more reasonable priced item.
 - Consider going green with your remodel. Green items can be used in a variety of areas; from concrete countertops, to energy efficient appliances. Green can not only make your house more efficient, it can also improve the selling of your home down the road.
 - Develop your timeline. It’s impossible to have your remodel completed in a few days like on the popular television shows. It can take weeks to get permits in place, and equipment ordered. Work with your contractor to ensure you are both on track with an appropriate time frame.
 - What are your likes and dislikes? We all have different ideas in mind about our perfect remodel. Tear out pictures from a magazine, or snap pictures at your local home show. Share your ideas with your contractor before decisions are made.
 - Choose quality. Especially in heavy traffic areas like the kitchen, it’s important to choose the highest quality items for your budget. Quality products, flooring, and other materials will last longer, show less wear, and ultimately give you more value for your money.
